Help Shape Our Proposals
These exciting new proposals will feature 123 new homes, as well as significant enhancements to the existing open space.
We want to provide a welcoming and sustainable new development that delivers benefits for the existing community as well as new residents.
We are keen to hear your thoughts to help shape the proposals. Keep reading to find out more and how you can have your say.
Please note, the deadline for feedback is June 26th 2026.
The Site
There is currently no play equipment on the open space following the removal of the skating equipment and the District Council relinquishing their lease. The site is within private ownership.
To the south of the site lies existing allotments. The proposals include an upgraded access to serve these allotments and the development will not result in the loss of any allotment land, nor does it impede the continued use of the allotments.
The site lies entirely within Flood Zone 1 – land considered to be at the lowest risk of flooding, as defined by the Environment Agency. The site does not have any ecological or heritage designations.
Our Proposals
The development proposes 123 new homes, offering a broad mix of 1 – 4 bedroom properties including detached, semi-detached and terraced homes. The homes will be largely situated on the fenced off area to the east of the open space.
The housing range is designed to meet a variety of needs and budgets, from smaller starter homes suitable for single people and couples, through to larger family homes and bungalows.
In line with local planning policy, 10% of the homes will be delivered as affordable housing, equating to 12 new affordable homes.
Access to the site would be taken from Jenford Street, with the existing access into the allotments upgraded.
As part of the development proposals, there would be substantial improvements provided to the open space area. These would take the form of a new Multi-Use Games Area along with outdoor gym equipment, which is provided along the footpaths to create an active fitness trail. A new informal kickabout area will also be provided.
The existing path through the green would be widened, and new formal footpaths would be laid out to create defined routes for dog walkers and other users. This would improve accessibility and encourage greater use of the space.
To effectively manage surface water runoff and reduce flood risk, a new pond and swale will be created in the park. These features will include new planting to promote biodiversity, as well as ensuring there would not be any increase in flooding.
Over 100 new trees will also be planted, together with shrubs and hedgerows to strengthen local biodiversity and create new habitats. Existing trees and the central hedgerow in the open space will be retained.
The layout promotes strong connectivity with the creation of new footpaths linking into the shops to the west of the site. Upgrades will also be provided to existing bus stops through financial contributions.
Parking is provided in accordance with the Council’s adopted Supplementary Planning Document and surrounding roads will be assessed to ensure there would be no adverse impact on highway safety.
A layout plan is provided showing the development and new planned upgrades to the open space.
